Blocked drains

Most blockages in the hills are not really blockages — they are damaged pipe with something caught in it. Swan View, Greenmount and Stratton still run a lot of earthenware sewer laid in short sections with mortar joints, and mature gums find every one of them.

That matters because clearing a drain and repairing a drain are different jobs at different prices. We clear the immediate problem so the house works again, then put a camera down before quoting anything further. If it is fat or hair with sound pipe behind it, jetting finishes the job. If there is a root mass or a fracture, you see it on the screen with the distance reading, and we quote against what is actually there.

Hot water systems

Roughly half the hot water calls we take are repairable — a thermocouple, an element, a thermostat, an anode long overdue. The other half are cylinders that have corroded through, and no repair saves those.

When replacement is the answer, the first question is whether your street has reticulated natural gas. Much of Swan View, Stratton and Midland does. A good deal of Mundaring and Glen Forrest does not, and those homes run on LPG or fully electric, which rules options in or out before anything else is considered. We install all four types and have no incentive to push one over another.

Gas fitting

Gas fitting requires authorisation separate from a plumbing licence, and it is the part of our work with the least room for improvisation. Badly installed gas causes two things plumbing faults do not: fire risk from escaping gas, and carbon monoxide from appliances burning incorrectly or venting into the room instead of up the flue.

We install and service cooktops, ovens, heaters, bayonets and gas hot water, on natural gas and bottled LPG. We also do the unglamorous work that matters more — combustion testing before winter, leak detection, and the compliance paperwork that becomes your problem at sale or claim time if it was never lodged.

Emergency plumbing

Water you cannot stop, sewage inside the house, no water at all, or the smell of gas — those are the calls we drop everything for, 24 hours a day. Everything else we will honestly tell you can wait until a weekday, rather than charging after-hours rates for a dripping tap.

The most useful thing you can do before we arrive is shut the water off at the meter. It takes about thirty seconds if you know where the tap is. Go and find yours before you need it.

Bathroom renovations

We handle the plumbing side — strip-out, rough-in, and fit-off — and coordinate with your waterproofer and tiler rather than working against their schedule. We will also tell you plainly which parts of your job need a builder or an electrician instead of us.

The biggest cost driver is almost never the fixtures. It is moving drainage. Keeping the toilet, shower and vanity roughly where they are is the single largest saving available on most bathrooms.

Why one licence for both matters

It sounds like a technicality until it costs you a week. A hot water system is a plumbing job and a gas job at the same time — water in, water out, gas supply, flue. A plumber without gas authorisation can do part of that and then has to stop and wait for someone else.

The same applies to a kitchen renovation with a gas cooktop, a laundry with a gas hot water unit on the wall behind it, or a leak that turns out to be near a gas line. When one team holds both licences, the job finishes in one visit, one quote and one point of responsibility. If something is wrong afterwards, there is no argument about whose work it was.

Older homes in the hills

The suburbs we work in were largely built between the sixties and the eighties, and that shapes almost everything we find. Galvanised iron supply pipework is still common, and it narrows internally with corrosion until the shower drops off whenever someone runs a kitchen tap. Earthenware sewer with mortar joints is standard, which is why root intrusion is the leading cause of blocked drains here rather than the fat and wipes that dominate in newer estates.

Blocks in the hills add their own quirks. Slope means a leak uphill of the house can appear inside a wall with no obvious source. Granite close to the surface means pipework often sits shallower than expected, so garden work and vehicle loads do more damage than they would elsewhere. None of it is cause for alarm, but it does mean someone who works these streets regularly checks different places first.

Small jobs are still worth doing

We are as happy to replace a tap washer as to run a bathroom rough-in, and the small jobs are frequently the ones that save the most money. A toilet that runs continuously can waste more water in a month than a household uses in a week, and it appears on the bill long before anyone notices the sound.

The same is true of a mixer that has started dripping, a gully trap sitting below ground level, or a relief valve weeping quietly into a garden bed. If you have a list of three or four minor things, book them together — it costs considerably less than four separate visits, and it is the kind of work best done before winter rather than during it.

5. We tell you if a repair beats a replacement. On hot water and gas appliances that distinction is often worth several hundred dollars.
