Repair or Replace: The Honest Test
Age against the cost of the fix. Under eight years, a repair is almost always worth doing. Past twelve, spending several hundred dollars on a unit that will fail again within a year or two is money thrown away. Between those, it depends what's failed: an element or thermostat is cheap, a corroded cylinder is terminal.
If water is pooling under the tank, the decision's already made. Steel cylinders rust from the inside out, and once the wall is breached there's no repair. The sacrificial anode inside is what delays that. Replacing it around the five year mark often adds years to the tank for a modest cost.

Which System Suits Your Perth Home
The first question is whether your street has reticulated natural gas. Much of Swan View, Stratton, Bellevue and Midland does. A good deal of Mundaring, Glen Forrest and the higher hills doesn't, and those homes are on bottled LPG or fully electric. That single fact rules a lot of options in or out.
With mains gas, gas storage or continuous flow is usually the lowest total cost over the unit's life. Without it, a heat pump is normally the strongest choice. Straight electric storage still suits small households, holiday homes, or a genuinely tight budget.

Getting the Size and Placement Right
Size for the household, not the old label
Three questions matter most: how many people, how many bathrooms, and whether everyone showers in the same hour. Winter makes undersizing obvious. Mains water is colder through June and July, so a storage system that was borderline in summer runs out. That's not a fault, it's sizing.
Replacing like for like is not always right
Putting back exactly what was there is quick, but often wrong, because the household has changed: children have arrived or moved out, a bathroom has been added, or solar panels have changed the economics of a heat pump. Many units we replace were undersized from day one, so we ask about the household first.
Where the unit goes matters
- Heat pumps need clear air around them and make a low hum. Keep them away from bedrooms and neighbours' windows.
- Storage units want to sit close to the busiest bathroom. Every extra metre of pipe is water and heat wasted.
- On a sloping hills block the relief drain must not discharge against a footing.
- Solar collectors need a north facing roof with minimal shading. Mature gums can rule this out.

Compliance, Safety and What the Paperwork Is For
Hot water in Western Australia sits under plumbing and, for gas units, gas fitting regulation. Gas installations have to be notified to the regulator on completion. We're licensed for both, and you get the compliance certificate.
None of that is box ticking. Stored water is kept at 60°C or more to control Legionella, and the tempering valve limits bathroom taps to 50°C on new installs because scald injuries happen in seconds. If you've bought a home with a gas unit of unknown history, a compliance check before winter is worth doing.

- Read the label on the unit: brand, model and capacity in litres. If it needs replacing, that's what lets us bring the right one same day.
- Check the switchboard. Electric systems sometimes just trip a breaker. If it trips again straight after resetting, stop, that's a fault.
- Look underneath the tank. Any pooling water means the cylinder has gone.
- Check the pilot on older gas units. If it won't stay lit, it's usually the thermocouple.
- Note whether it's all outlets or just one. One tap is a tap problem. The whole house is the system.

Hot Water FAQs
Can you replace a hot water system the same day?
Usually, for common sizes and types. Call early, read us the brand, model and capacity off the label on the unit, and we'll bring the replacement with us. Less common systems, or a change from one type to another, can take a little longer to source, and we'll tell you that up front.
Should I repair or replace my hot water system?
Weigh the age of the unit against the cost of the fix. Under eight years, a repair is almost always worth doing. Past twelve, replacement usually makes more sense. If water is pooling under the tank, the cylinder has rusted through and can't be repaired. Either way, you get a fixed price first.
How long should a hot water system last?
Electric and gas storage units typically last 8 to 12 years. Continuous flow and solar often last 15 to 20, and heat pumps around 10 to 15. Whether the anode was ever replaced makes a real difference to storage tanks, and it's a cheap job compared with a new unit.
My hot water's gone lukewarm, not cold. What's wrong?
Commonly it's a failed lower element in an electric unit, or a tempering valve at the end of its life. Both are repairable, and neither needs a new system. If the water has slowly got cooler over a couple of years with no other fault, the tempering valve is the likely suspect.
I don't have gas. Is a heat pump worth it?
Usually, yes. Running costs are far below electric storage and a heat pump works with or without solar panels, because it draws heat from the air. It needs airflow around the unit and it isn't silent, so placement matters. Under a bedroom window is a poor choice.
Do you work on LPG systems?
Yes. Much of Mundaring, Glen Forrest and the higher hills isn't on reticulated gas, and those homes run on bottled LPG. We're licensed for LPG as well as natural gas, so we can repair and replace gas hot water systems on either supply.
Can you install a unit I've bought myself?
Yes, though we'll check it's the right type and size for your household first, because undersizing is the most common mistake we're called to fix. Manufacturer cover can also differ on customer supplied units, so it's worth checking that with the retailer before you buy.
Do you charge a call out fee?
No. There's no call out fee to attend and quote. We test the system, explain what's wrong and give you a fixed price before any work starts. If you'd rather not go ahead, you don't pay anything for the visit.
